Property Vault Markets. RWA tokenisation for verified assets.
Buy. Own. Finance. Fractionalise. Trade.
RWA tokenisation done in order: tokenised ownership, collateral and lending for verified real-world assets on the XRP Ledger. Launching through regulated partners, subject to regulatory approvals. This page describes a product in development. It is not an offer or a financial promotion. Register interest to be first in line.

Five verbs. One verified record under each.
Markets is the real-world asset tokenisation layer for assets that already hold a Vault ID, a Verified History and a Vault Score (a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work). Every verb runs through regulated partners, where the law allows.
A whole asset, Vault attached
Asset and record pass together; history survives the transfer.
Verified ownership and record
The statutory register stays the authority on title. Any pointer token follows the Vault ID - never title.
Verified assets as collateral
Through regulated lenders, who assess a Vault through the Vault API; on-ledger when the Lending Protocol activates.
Regulated instruments only
An FCA-authorised issuer or Digital Securities Sandbox participant holds the asset in an SPV or trust and issues interests in it.
Permissioned trading on secondary venues
Run by a regulated operator behind XRPL Permissioned Domains, settled in RLUSD.
Your holdings, your record, your terms.
Markets opens on the owner's own portfolio: every asset they hold, with documents, verified events and Vault Score. Nothing is for sale here; nobody else's asset appears.
- Eligibility per asset: Vault Score threshold met, statutory record clean
- Owner-granted scopes decide what an issuer, venue or lender may read, and for how long
Illustration values are examples of an owner's own holdings - not an offer, not a valuation by Property Vault. Every asset starts with a Vault, free for owners: get started.
RWA tokenisation starts with the record. Know the asset before anyone tokenises it.
Tokenised property failed when the record went stale - unpaid taxes, blight and litigation (RealT, Jul 2026); illiquidity (USDR, Oct 2023). A live record fed by institutional data is the fix - the layer Property Vault builds.
The record went stale
Voluntary liquidation across about 700 properties.
realopen.com, Jul 2026Illiquidity behind a stablecoin
Tangible's USDR depegged to about $0.50.
The Block, Oct 2023Minimum Vault Score. Clean statutory record.
No regulated partner will see an asset until its Vault meets a minimum Vault Score, the verification score, and its statutory record - title, registration, encumbrances - is clean. Tokenised real-world assets inherit the record, not the other way round.
The layer Property Vault buildsPartners run the market. Property Vault runs the record.
Anything that needs a permission sits with a regulated partner. Property Vault is the record layer only: it never hosts an offer, runs a venue, holds keys or moves money.
Kept apart: the XRP Ledger is the ledger and tokenisation infrastructure; RLUSD the settlement asset; XRP the liquidity.

Tokenised real-world assets: being prepared. Not offered.
The classes Markets is designed around first. Watches and jewellery are next, then Vehicles, launching with registering partners; the rest are designed for - register interest.
Built for the perimeter, not around it.
Launching through regulated partners, subject to regulatory approvals. The frameworks already exist - facts as at 7 Oct 2026.
Digital Securities Sandbox
The Bank of England and FCA Digital Securities Sandbox has been live since 8 Jan 2024 and runs to 2029; the Bank and the FCA were working with 16 firms in it in May 2026 (Bank of England, 18 May 2026); HSBC (13 Jul 2026) and ClearToken (18 Sep 2026) have passed Gate 2. CurveBlock, the first entrant focused on real-estate development fund tokenisation (Gate 1, May 2025), is Leeds-based.
UK financial promotions
Promotion of investments in the UK is restricted (s21 FSMA; the cryptoasset financial-promotions regime in force since 8 Oct 2023). Any offer is made by a regulated issuer, not here.
MiCA in the EU
MiCA's crypto-asset service provider regime has applied across the EU since 30 Dec 2024, with transitional periods ending by 1 Jul 2026. It does not cover tokenised securities (MiFID) or unique NFTs.
Dubai Land Department on XRPL
The Dubai Land Department issues its own title-deed tokens on the XRP Ledger through a licensed platform (Phase 1, May 2025; secondary trading, 20 Feb 2026). It proves the ledger carries registry-grade tokens.
From record to market, in order.
Dates are targets; anything resting on an XRPL amendment is “when activated”.
Homes live in pilot
A real verification engine, sealed documents and scoped sharing; one demonstration record public.
Pointer tokens
One pointer per Vault ID - testnet after the data-protection impact assessment, then mainnet. Never title.
First exemplar tokenised asset
With a named FCA-authorised issuer or Digital Securities Sandbox participant; Property Vault as the record layer only.
Lending & Collateral on-ledger
Single Asset Vault (XLS-65) and the Lending Protocol (XLS-66), once validators activate them; until then, through the Vault API.
Permissioned secondary trading
Regulated venues behind Permissioned Domains, settled in RLUSD.
Markets pricing is set from launch; owners' Vaults stay free. See investors and contact.
Straight answers.

No. Markets is a product in development, launching through regulated partners, subject to regulatory approvals. Nothing on this site is for sale. Any future offer is made by a regulated issuer or venue under its own permissions, not here. Register interest to be told when.
Will Property Vault hold my money?
No. Property Vault never holds client money, keys or physical goods and issues no token of its own. Settlement, custody and escrow sit with regulated partners; Property Vault supplies the record and eligibility data they read.
Is this an investment offer?
No. This page describes a product in development. It is not an offer or a financial promotion. Promotion of investments in the UK is restricted (s21 FSMA; the cryptoasset financial-promotions regime in force since 8 Oct 2023). Any offer is made by a regulated issuer, not here.
What is RWA tokenisation?
Real-world asset (RWA) tokenisation represents an asset, or an interest in a legal structure that owns it, as a token on a ledger. In Property Vault's design the token is a pointer to the Vault ID, never title; fractional interests are issued only by FCA-authorised issuers or Digital Securities Sandbox participants through an SPV or trust. The statutory register wins on any conflict. How Tokenise works.
Is Property Vault an RWA tokenisation platform?
Property Vault is the identity and record layer under RWA tokenisation: it supplies the Vault ID, Verified History, Vault Score and eligibility data that a regulated issuer or venue reads. It never hosts an offer, gates holders, runs a venue, holds keys or moves money. Markets is launching through regulated partners, subject to regulatory approvals.
Which XRP Ledger features does RWA tokenisation use?
Native primitives, no smart contract: NFTs (XLS-20) and DynamicNFT (XLS-46) for pointer tokens, DID (XLS-40) and Credentials (XLS-70) for issuer identity, Multi-Purpose Tokens (XLS-33), Permissioned Domains (XLS-80) and the Permissioned DEX (XLS-81) for regulated instruments and permissioned trading, with RLUSD as the settlement asset. Single Asset Vault (XLS-65) and the Lending Protocol (XLS-66) are in validator voting and are supported when activated. The Vault API carries the record either way.
