Keys, leases, compliance, works history - sealed.
The commercial property records an investor, a lender or a buyer's solicitor would otherwise chase.
A commercial Vault begins with its natural keys - the title number and the UPRN - held off-chain, never published. Property Vault reads HM Land Registry open data. HM Land Registry is the register of title; we never touch it.
Documents are hashed on upload and given an integrity receipt; originals are kept and corrections are stored as new versions. Each document sits on the building's timeline under one digital asset identity, graded by who issued it.

What a commercial building's file should contain.
A building's paperwork is spread across the landlord, the managing agent, the tenants, the contractors and the solicitor who acted last. The Vault does not replace any of them; it seals the Owner's copies and shows, under scope, what exists and who issued it.
None of this is a lookup of who owns a building. Each record is private by default, and every open is logged.
Compliance and safety
- Energy performance certificate (EPC), read against the minimum energy efficiency standards (MEES) for lettings
- Fire risk assessments and their reviews
- Asbestos register and survey reports
- Electrical installation condition reports (EICR)
- Thorough examination reports for lifts under LOLER
Leases, planning and works history
- Leases, rent review memoranda, licences for alterations and assignments
- Planning decision notices and approved drawings
- Building control completion certificates for fit-out and structural work
- Works history: invoices, warranties and guarantees for roofs, plant and refurbishments
- The title number and UPRN - held off-chain, never published
Issued by those who did the work. Read by those who carry the liability.
Owners grant every scope; opens are logged.
Who registers
- Owners and investors - open the Vault for each building and decide who reads it; a portfolio sits in one Business Vault through Pro.
- Surveyors and registered professionals - file surveys, inspections and certificates as verified events.
- Agents and solicitors - leases, rent reviews, the transfer.
Who reads, under scope
- Lenders - compliance and works history beside the valuation, under a lender-valuer scope.
- Investors and buyers' solicitors - which certificates exist, which are missing, before exchange.
- Agents - a building's records at letting or marketing.
- Surveyors and valuers - the documents behind the inspection.

Vault Score
A verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work.
The verification score method, publishedVerified History
Every event, document and owner, sealed on upload and graded by who issued it. Transfer carries the whole record to the next Owner; scopes hide documents, not history.

Property Vault Markets - tokenised ownership, collateral and lending for verified real-world assets on the XRP Ledger - launches through regulated partners, subject to regulatory approvals. Roadmap · subject to approvals
Property Vault supplies the Vault ID, Verified History, Vault Score and eligibility data; it never hosts an offer, gates holders, runs a venue, holds keys or moves money. A pointer token that follows a Vault ID is a pointer to the record, never title; the statutory register wins.

Commercial property records: common questions
What the record holds, what it never does and where Commercial stands.
What does a commercial property Vault hold?
The natural keys - title number and UPRN - held off-chain, never published; the leases, rent review memoranda, EPC, fire risk assessments, asbestos register, electrical condition reports (EICR), lift examination reports (LOLER), building control completions, planning decisions and works history, each sealed on upload with an integrity receipt; and an event timeline from completion to letting to sale. It is the same asset provenance record every class uses.
Does a commercial Vault replace the title register or a solicitor's searches?
No. HM Land Registry is the register of title; we never touch it. Property Vault keeps the evidence and shows who issued it. It does not decide who owns what - the statutory register does, such as HM Land Registry for a home - and it never values an asset or judges the work. A commercial Vault gives a buyer's solicitor, an investor or a lender, under a scope the Owner grants, the documents that would otherwise be chased or re-ordered. Title is confirmed from the register as it always was, and there is no public lookup by address, UPRN or title number.
How are leases and rent reviews recorded?
As designed, each lease is sealed as a document with its date and the party that issued it, and each change - a rent review memorandum, a licence for alterations, an assignment or a renewal - is an event on the building's timeline, sealed against its evidence. Originals are kept and corrections are stored as new versions.
Are compliance documents such as EPC, MEES, fire risk and asbestos covered?
Yes, as sealed documents with their issuer and date. The Vault shows whether the EPC, fire risk assessment, asbestos register, EICR and LOLER reports exist, who issued them and that they are unaltered since issue. The Vault Score is a verification score, never a valuation, a credit input, a judgement of the work or a certificate of compliance.
Can a portfolio of commercial buildings be held together?
Yes. Each building has its own Vault ID; an Organisation sees them together in one Business Vault through Pro, with scopes for the lender, the insurer and the buyer's solicitor. Transfer carries a building's whole record to the next Owner.
Is the Commercial class live?
Commercial is designed for - register interest. It uses the same Vault ID, keys and engine as Homes, which is live in pilot for homes, Yorkshire first. Commercial stages open as registering Organisations sign. Tokenised structures and lending launch through regulated partners, subject to regulatory approvals.
