1. Who we are
"Property Vault", "we" and "us" mean Property Vault, Leeds, UK, which runs this website and the Homes pilot at propertyvault.world/homes. Every notice under these terms goes to hello@propertyvault.world.
By using the service you agree to these terms, our Privacy Policy and our Cookie Policy. A "Member" has an account; an "Owner" holds an asset's Vault; an "Organisation" is a business account.
2. The Homes pilot: the service and its status
The Homes pilot is live in pilot: a working app with a real verification engine, sealed documents and scoped sharing. Pro and the Vault API are launching, early access by request. Markets, Tokenise and Lending & Collateral are launching with regulated partners, subject to regulatory approvals.
3. Vaults, documents and the Vault Score
Each home has one Vault ID; a UPRN or a stated reason is required to create one. A Vault ID, and any pointer token that later references it on the XRP Ledger, is a pointer to a record, never title; the statutory register wins on any conflict.
Documents are hashed on upload and given an integrity receipt; originals are kept and corrections are stored as new versions. You confirm your content is genuine and lawfully yours to upload. You keep ownership of it and grant us the licence to store, hash, display and share it within the scopes you set.
The Vault Score is a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work.
Its method and weights are published. It is not a survey, a warranty of works or advice; rely on the documents behind it, not on the number.
4. Scopes, Organisation account terms and registered professionals
Owners share a Vault through time-limited, role-limited scopes. Scopes hide documents, not history, and opens are logged. A recipient may use what it reads only for the purpose granted and may not pass it on.
An Organisation answers for its Members and for everything issued under its account. A registered professional is registered by reference to a scheme membership they already hold (Gas Safe, NICEIC/NAPIT, FENSA, HETAS, RICS, CLC/SRA or a sector equivalent) and issues verified events under issuer terms, launching, that cover scheme scope, professional indemnity, capped liability, correction through the disputes process and revocation.
To dispute an event or document, write to hello@propertyvault.world. We acknowledge, investigate and record the outcome as a new version on the timeline; we do not judge the quality of works.
5. Continuity and record export
You may download all the documents in your record at any time, free. A full export in an open schema - Vault ID, timeline, documents, versions and seals - is launching. Anchoring runs as a rehearsal on the XRPL testnet; once seals are anchored to XRPL mainnet, any holder will be able to check one at verify.html.
If Property Vault ceases to provide the service, Members receive at least 90 days' notice and export stays open throughout. Each document can be checked against its hash without us; once anchoring reaches mainnet, so can each timestamp.
6. Liability, law and changes
We provide the service with reasonable skill and care. We do not exclude liability for death or personal injury caused by our negligence, for fraud, or for anything the law does not let us exclude. Otherwise we are not liable for indirect loss or for content issued by Owners, Organisations or registered professionals, and our total liability to you is limited to the fees you paid us in the preceding twelve months.
These terms are governed by the law and courts of England and Wales; consumers in Scotland or Northern Ireland keep their local protections. Versions are numbered and dated; material changes are notified by email and in the app 30 days before they take effect. See also our security and continuity commitments.
