Lending & Collateral · Property Vault Markets

Borrow against assets you own -
verified assets, financeable collateral.

Lending & Collateral connects a Vault - its identity, verification, valuation, insurance and liens - to regulated lenders, so an owner can borrow against a home, a yacht, a classic car, a watch collection or a cask without selling it. Settlement in RLUSD, liquidity in XRP, on the XRP Ledger.

The model

Asset → Identity → Verification → Value → Collateral → Credit

“The key isn't simply tokenising assets. It's turning verified physical assets into financeable collateral.”

The owner keeps the asset

The owner can borrow against assets without selling them. What changes is a charge or lien recorded in the Vault and, where the facility is on-ledger, on the XRP Ledger.

The record does the work

Asset-backed lending stalls on paperwork: who owns it, what it is worth, who else has a claim. A Vault answers in one scoped read, every document sealed on upload and graded by who issued it.

Property is one asset class

The same chain runs for all twelve master asset categories. A cask, a classic car and an office differ in liquidity and custody, not in the questions a lender asks first.

What a lender assesses

Asset-backed lending asks twelve questions. One scoped read answers them.

A regulated lender opens a Vault under a lender-valuer scope - time-limited, role-limited, every open logged - and sees the evidence behind each question, not the owner's summary of it.

The answers travel as a Collateral Report Roadmap · subject to approvals in development - one lender-facing report, every answer linked to its sealed evidence, read under the Owner's scope. The lender decides; Property Vault never approves lending. See a Collateral Report and the lender portal in screenshots (fictional example data, in development).

The Vault Score sits beside the evidence, not in place of it. It is a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work.

Roadmap · subject to approvals

A collateral marketplace, not just an asset marketplace.

The design: a pool of verified assets, each carrying its verified value, loan-to-value, jurisdiction, insurance, existing debt, collateral ranking, liquidity and risk - and regulated capital providers competing to lend. The owner chooses; the lender decides; the record is the same for everyone.

A charge or lien becomes an event in the Verified History, so the next lender, insurer or buyer sees it before they commit.

The legal bridge

The hard part: tokenised collateral is not a charge.

“The legal bridge between a blockchain token and a real-world asset is the hard part.”
Property Vault's founder - the sentence this product is built around

A token is not a charge.

A lender lends against enforceable security over a real thing, not a token. Property Vault's job is to make each piece of that legal plumbing evidenced, dated and readable in one place - not to replace it.

In Ripple's Hong Kong real-estate pilot the tokenised representation reflected the bank's charge, not the title deed. That is why Property Vault is the verification, data and orchestration layer between the asset and the finance - not the lender, the custodian or the register.

On the XRP Ledger

XRPL lending protocol, RLUSD and XRP: three words, kept apart.

The XRP Ledger is the ledger and settlement infrastructure. RLUSD is the settlement asset. XRP is the liquidity. On-ledger lending waits on two amendments still in validator voting; until they activate, regulated lenders assess Vaults off-ledger through the Vault API.

XRPL - ledger and settlement

Where the pointer token, issuer credentials and any on-ledger facility live. Nothing on the ledger identifies a property or a person; documents, natural keys and legal title stay off-chain.

RLUSD - settlement asset

The unit a facility is drawn and repaid in where a regulated partner operates it. Market cap $2.49bn (KuCoin News, 28 Sep 2026); 52% of supply on the XRP Ledger (KuCoin News, Jun 2026).

XRP - liquidity

The network's native asset: liquidity for settlement and the reserve behind each ledger object. Property Vault issues no token or stablecoin of its own.

Single Asset Vault XLS-65

Pooled liquidity in a single asset, with vault shares that make it available to lending protocols. In validator voting; supported when activated.

Lending Protocol XLS-66

Fixed-term credit drawn from vault liquidity; underwriting off-chain, terms, repayments and defaults recorded on-ledger. In validator voting; supported when activated.

Until then. Regulated lenders read Vaults through the Vault API - see collateral verification for lenders - and write the resulting charge or lien back into the Verified History. The lending itself is off-ledger, under the lender's own permissions.
Roadmap · subject to approvals In development · test networks only (XRPL devnet) Already working on a test network. On the XRPL devnet, where both amendments are enabled, a fictional commercial unit goes from a verified Vault and a Collateral Report to a token, a collateral lock, a loan of valueless test XRP, repayment and release - and, on the default path, a missed payment, a declared default, the trustee's clawback and the enforcement entry in the demo SPV register, devnet only. XRPL TESTNET DEMONSTRATION - NOT A LIVE LENDING SERVICE. Test-network tokens and test XRP have no real monetary value; the demonstration does not establish legal security over any asset and does not provide real credit. No real assets, money or offers. The boundary

What Property Vault never does.

In the UK, an individual who borrows against assets borrows from a lender with the right FCA permissions. Property Vault is a data and orchestration layer.

Lend

Property Vault is not a lender. Every facility comes from a regulated lender under its own permissions.

Hold client money or keys

Settlement runs between lender and borrower; Property Vault never holds funds, RLUSD, XRP or keys.

Take custody of goods

The lender or its custodian arranges custody. The Vault records where the asset is; it never holds it.

Host an offer

No rates, terms, quotes or applications. Register interest opens a conversation, not a contract.

How the record is sealed and scoped: Security. Why the layer exists: Investors.

Questions

Borrow against assets: straight answers.

What does it mean to borrow against assets?

Using something you own - a home, a yacht, a watch or a cask - as security for a loan, so you receive liquidity without selling it. Whether you want to borrow against a classic car or an office, the lender takes a charge or lien over the asset, which Property Vault records as an event in the Verified History. The lender decides whether to lend and on what terms; Property Vault never lends.

Can I borrow against my asset now?

Not yet. Lending & Collateral is launching through regulated partners, subject to regulatory approvals; nothing on this page is an offer. Register interest and we will tell you when a regulated lender is live for your asset class.

Who sets the loan-to-value?

The lender. Property Vault supplies the evidence; the lender decides whether to lend, how much and on what terms. The table on this page is illustrative only.

Does Property Vault hold my asset, my money or my keys?

No. Property Vault never lends, never holds client money or keys and never takes custody of goods. Where custody is a condition of a facility, the lender or its custodian arranges it.

Is lending on the XRP Ledger live today?

No. It depends on two XRPL amendments still in validator voting - Single Asset Vault (XLS-65) and the Lending Protocol (XLS-66) - and is supported when they activate. Until then, regulated lenders assess Vaults off-ledger through the Vault API.

Is the Vault Score a credit score?

No. It is a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work. It is not a rating of the asset, the owner or the loan.

Launching through regulated partners, subject to regulatory approvals. This page describes a product in development. It is not an offer or a financial promotion.

Verified first. Financeable next.

The record comes first. When a regulated lender goes live for an asset class, the evidence an owner needs to borrow against assets is already in its Vault.
