Collateral verification: the certificates behind the valuation, the collateral behind the loan.
A lender-valuer scope, launching, lets the panel valuer and the lender's conveyancer read the works history and certificates behind a property - valuation evidence for lenders, read from the record. Lending & Collateral - on the roadmap, through regulated partners, subject to regulatory approvals - extends the same verified record to yachts, cars, watches, art and casks as collateral a lender can assess.
Collateral valuation evidence before the inspection - not after the retention.
The Owner grants the panel valuer and the lender's conveyancer a time-limited read of the property's Vault. Scopes hide documents, not history; opens are logged. Launching
Works history
- Extension, loft, rewire, boiler, roof and electrical works as dated events
- Per-stage evidence requirements - a missing stage shows as a gap
Certificates, by issuer class
- Building Control completions and scheme certificates - Gas Safe, EIC/EICR, FENSA, HETAS
- Hashed on upload with an integrity receipt; originals kept, corrections as new versions
The Vault Score
A verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work.
Published weights: Building Control 1.0, registered professional 0.9, firm 0.7, owner-provided 0.4; owner-only evidence capped at 65.
How the verification score is computedThe question every valuation report asks. Answered from the record.
A valuer sees a loft conversion or a new consumer unit, and the report asks whether the work was signed off. Today the answer is a search, a chase and often an indemnity policy for a certificate nobody can find. The record answers it before the inspection.
- The certificate is in the Vault, graded by issuer and sealed since upload
- A stage with no evidence shows as a gap, so the condition goes on the report early, not at exchange
- No indemnity policy for a certificate that exists; no days lost waiting for a drawer to be searched
Home Information Packs were suspended on 21 May 2010 (gov.uk). Buyers' solicitors and lenders would not rely on seller-commissioned packs and re-ordered them. A record only works in the form the buyer's solicitor accepts. The same record serves the agent and conveyancer scopes at listing.
Valuation condition · loft conversion
IllustrativeA record for your panel to read. Not an input to your credit model.
Collateral verification tells you what the evidence is. It never tells you what to lend.
-
The Vault Score is not a credit input
It knows nothing about the borrower, the market or the quality of the work. No model should admit it until it is calibrated with a named lender under contract.
-
It is not a valuation
The panel valuer values. The Vault Score grades evidence: it says an extension's certificates are present and scheme-issued, never what it is worth.
-
Property Vault does not lend
We never hold keys, client money or physical goods, issue a token of our own or host an offer. Any loan is made by a lender with the right permissions, on its own terms.
It isn't Property → Token. It's Asset → Identity → Verification → Value → Collateral → Credit.
Asset-backed lending due diligence depends on a record a lender can act on - not on the token. Property is one asset class; the same chain runs for a yacht, a watch or a cask. Roadmap · subject to approvals
- AssetAn owner, a value and a physical or legal existence.
- IdentityOne Vault ID per asset; title number, VIN or serial held off-chain.
- VerificationVerified History: every event sealed, graded by issuer.
- ValueValuations, insurance and condition reports on the record.
- CollateralA regulated lender takes its charge or lien and arranges custody.
- CreditThe lender's facility, on the lender's terms.
"The legal bridge between a blockchain token and a real-world asset is the hard part."
Dan, founder - Property Vault master brief
That bridge is a security agreement, an SPV or trust where needed, a charge or lien, custody, valuation, insurance, KYC and AML, and a route to enforcement - none of it a token. In Ripple's Hong Kong real-estate pilot the tokenised representation reflected the bank's charge, not the title deed. A verification and data layer sits between the asset and the lender's infrastructure.
Lending against verified assets is only through regulated lenders. The illustrative figures, with their caveat, are on one page. Lending & Collateral - borrow against assets through regulated lenders
Ten things your credit committee asks. One report that answers them, under scope.
The Collateral Report Roadmap · subject to approvals in development puts each answer in one lender-facing report, every line linked to the sealed evidence behind it and read under a scope the Owner grants and can revoke. It informs your decision; Property Vault never approves lending.
Delivered through the Vault API: scoped reads with 160-bit, hashed, expiring tokens, and signed webhooks. Launching - early access by request. An Owner will be able to request a Collateral Report from their Vault for a named lender - in development, and it needs owner accounts, which are launching. Lender criteria exist for every asset class, not only property - in development.
Lender portal Roadmap · subject to approvals in development - one place in the Pro workspace where your team sees the Vaults an Owner has shared with you, how their evidence reads against your own published criteria, and the Collateral Report you requested. The evidence is the record's and the criteria are yours; nothing in it is a figure of ours. Property Vault provides evidence, not a lending decision - the lender decides. Off-ledger first, on-ledger when activated
Until the XRPL lending amendments activate, a lender reads the record through the Vault API, under a scope the Owner granted and can revoke. The charge, custody, collateral management and facility are the lender's. The same verified record serves RWA tokenisation when a regulated issuer takes an asset to market.

Two amendments, still in validator voting. Supported when activated - and only through a regulated lender.

Single Asset Vault XLS-65
A ledger-native pool of one fungible asset, such as RLUSD, whose depositors hold vault shares. It holds a lender's liquidity, not the collateral: the asset's record stays in its Vault, off-chain.
Lending Protocol XLS-66
Fixed-term loans drawn from vault liquidity, with underwriting off-chain - the lender's job. A facility would settle in RLUSD, operated by a regulated partner.

Collateral verification: what credit teams ask us.
What does collateral verification mean in Property Vault?
Reading the evidence behind a proposed security from the asset's own record: which documents exist, who issued them and that they are unaltered since issue. A panel valuer or the lender's conveyancer reads it under a lender-valuer scope the Owner grants; the valuation, the credit decision and the charge remain the lender's. Documents are kept as tamper-evident documents.
Is the Collateral Report a credit decision or a valuation?
Neither. In development, it puts each answer a lender asks - ownership, valuation, condition, insurance, liens, title, custody, provenance, liquidity, jurisdiction - in one report linked to its sealed evidence, read under scope. It informs the lender's own decision; Property Vault never approves lending.
Does Property Vault lend, or set loan-to-value ratios?
No. Property Vault never holds keys, client money or physical goods, issues no token of its own and hosts no offer. Any facility is made by a regulated lender on its own terms. Illustrative figures, with their caveat, appear on one page only: Lending & Collateral.
Can the record support collateral management after drawdown?
The Owner can grant a new scope when the first expires, and the Vault API (launching, early access by request) sends a webhook when a new sealed document lands on the asset - a revaluation, a renewed policy, a survey. The charge, custody and the facility itself stay in the lender's own systems.
When will on-ledger lending be supported?
When the XRPL amendments activate. Single Asset Vault (XLS-65) and the Lending Protocol (XLS-66) are in validator voting with no activation date; until then lenders assess Vaults through the Vault API. Lending & Collateral launches through regulated partners, subject to regulatory approvals. Classes beyond property - yacht ownership history, watch provenance, whisky cask ownership - follow the same chain as each opens.
Read the record first. Lend on your own terms.
