Estate agent material information, already verified - in the form the buyer's solicitor accepts.
The Sale-Ready Passport: upfront property information for your listings - Building Control and scheme certificates, works history and a Vault Score, TA6/BASPI-shaped and designed to align with the RLBA logbook standard, read under an agent-buyer or solicitor scope that is live in pilot.
The certificate the buyer's solicitor asks for does not exist at the moment it is needed.
An extension, a rewire, new windows. A seller sure there was a certificate. A Building Control search that finds nothing. An indemnity policy, and a completion date that slips.
The Sale-Ready Passport puts the certificates Building Control and the Competent Person Schemes already issued in front of the solicitor on day one - issuer named, sealed since issue. Where none exists, it says so early.
Sale-ready property information in four layers, in the order a solicitor reads them.
TA6/BASPI-shaped - the sections a buyer's solicitor already works through - so it is read, not translated.
Open-data seed Launching
HM Land Registry open datasets, the EPC register, planning decisions, flood zone, OS Open UPRN. HM Land Registry is the register of title; we never touch it.
Scheme certificates Launching
Building Control and Competent Person Scheme certificates - Gas Safe, NICEIC/NAPIT, FENSA, HETAS - by lookup or data agreement, each named to its issuer.
Owner-provided evidence Live in pilot
Invoices, warranties and photographs for works no scheme covers - uploaded by your professional (pilot); owner uploads launching. Hashed on upload with an integrity receipt; originals kept.
Vault Score Live in pilot
A verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work. Weights 1.0 / 0.9 / 0.7 / 0.4; owner-only capped at 65.
Owner-provided evidence (uploaded by the professional) and the Vault Score are live in pilot at propertyvault.world/homes. See the verification score and what a Verified History holds; the record is read as a property history report the Owner keeps.
The Owner grants the read. You open it. Opens are logged.
Role-limited, time-limited read access to one Vault; a 160-bit token, stored hashed.
Agent-buyer scope Live in pilot
- Granted at instruction - the seller opens the home's Vault to your branch for a period the Owner sets.
- Shown to serious buyers - the timeline and certificates open before the offer; working drawings and calculations stay private.
Solicitor scope Live in pilot
- Granted per matter - to the buyer's firm; the full record, every sealed file with its integrity receipt.
- Time-limited - it expires on the date the Owner sets; the Owner keeps the record and can grant the next reader a new scope.
Material information for property listings, with the issuer named - not the seller's recollection.
Buyers and their solicitors want estate agent material information at listing, not at enquiries. The Sale-Ready Passport supplies the works-and-certificates part of your upfront property information; how the disclosure rules apply to your branch is for your compliance adviser.
- Which alterations carry a Building Control or scheme certificate - from the certificate, not the vendor questionnaire.
- Which works have none on record, stated as plainly as those that do.
Home Information Packs were suspended on 21 May 2010 (gov.uk). Buyers' solicitors and lenders would not rely on seller-commissioned packs and re-ordered them. A record only works in the form the buyer's solicitor accepts - so the Sale-Ready Passport follows the forms they already read and names the issuer on every line.
Designed to align with the standards your industry is already building.
RLBA logbook data standard Designed to align · not a member
The Residential Logbook Association sets the data standard for property logbooks; the Sale-Ready Passport is structured to it. Property Vault is not a member; membership is shown here the day it is granted.
OPDA / DPMSG trust framework Designed to align · not a participant
The Smart Property Data Trust Framework, delivered with the Open Property Data Association and overseen by the Digital Property Market Steering Group, defines how property data moves between agents, conveyancers and lenders. The Sale-Ready Passport is shaped to travel over it. Property Vault is not a sandbox participant.
What you produce at instruction goes into the Vault with your name on it.
Your branch registers by reference to a scheme membership it already holds, then issues photographs, floorplan, EPC and inspections into the home's Vault as sealed events, graded as your issuer class.
Once, by reference to your scheme
Issuer terms will cover liability, corrections and revocation.
Photographs, floorplan, EPC, inspections
Sealed events on the home's PV-GB-… Vault ID, your Organisation named as issuer - in the professional admin today, through the Vault API, as it launches.
Held for the life of the home
The record stays with the home through this sale and the next; the next instruction starts from a Vault that exists.

Estate agent material information: what branches ask us.
What part of estate agent material information does the Sale-Ready Passport cover?
The works-and-certificates part: which alterations carry a Building Control or Competent Person Scheme certificate, which have none on record, and who issued each document - read from the certificate, not the vendor questionnaire. What the disclosure rules require of your branch is for your compliance adviser and the current guidance.
Is a building regulations certificate needed for a house sale?
A buyer's solicitor will usually ask whether alterations were signed off. The Passport shows the completion or scheme certificate where one exists, sealed and issuer-named, and says "none held" where it does not, so the question is answered on day one rather than at enquiries. What to do about a missing certificate is the solicitor's call.
Does it replace the property information questionnaire (TA6 or BASPI)?
No. The Sale-Ready Passport is shaped to the sections those forms already use, so the works-and-certificates answers arrive with evidence attached. The forms stay the solicitor's; the Passport is read alongside them.
Which conveyancing documents does the solicitor scope open?
Every sealed file the Owner has released, each with its integrity receipt, plus the full timeline. The agent-buyer scope opens the timeline and certificates before the offer; working drawings and calculations stay private unless the Owner releases them. Both scopes are live in pilot; every document is kept as a tamper-evident document.
Is Property Vault an RLBA member or an OPDA participant?
Not today. The Passport is designed to align with the RLBA logbook data standard and to travel over the OPDA trust framework; we plan to apply to both. Membership or participation is shown here the day it is granted, not before.
Bring one listing. See what its certificates say.
