Land records, from title
to planning to harvest.

Development sites, building plots, farmland, woodland and forest, orchards and vineyards, golf and recreational land, moorland, coastal land and islands, grazing and equine, renewable-energy and solar or wind sites, brownfield and commercial development land. One set of land records for the planning history, the surveys, the environmental reports and the ownership - the Owner's own, read under scope, never a lookup of who owns a parcel - and, through regulated issuers, a route to development finance.

Land · what the class covers

Every acre with a title. One kind of land record.

Designed for - register interest. The same Vault ID, natural keys and engine as the Homes pilot; farmland records, woodland ownership documents and development sites share one record type.

What the Vault holds

Title, plan, planning, land survey records - sealed.

The land records a buyer's solicitor or a lender would otherwise re-order.

A land Vault begins with its natural keys - title number, INSPIRE polygon, planning references - held off-chain. Property Vault reads HM Land Registry open data. HM Land Registry is the register of title; we never touch it.

Documents are hashed on upload and given an integrity receipt; originals are kept and corrections are stored as new versions. Land ownership records in the UK stay where they are, on the register; the Vault holds the Owner's documents beside them under one digital asset identity.

Land records in the UK

What land records exist today, and where they live.

A parcel's paperwork is spread across registers, planning portals and the files of whoever commissioned each survey. The Vault does not replace any of them; it seals the Owner's copies beside the open data and shows, under scope, what exists and who issued it.

None of this is a lookup of who owns a piece of land. Property Vault reads HM Land Registry open data. HM Land Registry is the register of title; we never touch it.

Registers and open data

  • The title register and title plan - the register of title, held by HM Land Registry
  • HM Land Registry open data, such as INSPIRE index polygons, read into the Vault at seeding - launching
  • Planning applications, decision notices, conditions and discharges on the local planning authority's register
  • Flood risk and environmental designations published by the Environment Agency and Natural England

Farmland, woodland and survey records

  • Farmland records: field parcels on the Rural Land Register, agri-environment agreements, grazing licences
  • Woodland ownership documents: felling licences, management plans and grant agreements issued by the Forestry Commission
  • Land survey records: topographical, ground investigation, drainage and ecological surveys, held by whoever commissioned them
  • Leases, options, promotion agreements and easements held by the Owner's solicitor
Who registers, who reads

Issued by those who did the work. Read by those who carry the liability.

Owners grant every scope.

Who registers

  • Landowners, promoters and developers - open the Vault and decide who reads it.
  • Planning consultants and surveyors - file decision notices and discharges, and issue surveys, as verified events.
  • Land agents and solicitors - leases, grazing agreements, the transfer.

Who reads, under scope

  • Lenders - planning and surveys beside the valuation, under a lender-valuer scope.
  • Buyers' solicitors - which conditions are discharged, which reports exist, before exchange.
  • Agents - a site's land records at marketing.
  • Insurers - flood and environmental reports.
Verified History and Vault Score for this class

Development land planning history, stage by stage. The same published engine.

Each stage lists its evidence and issuer. A development site's land records, as designed:

  1. Surveyed

    Topographical, ground, ecological.

  2. Planning granted

Decision notice, approved plans, conditions listed.

  3. Conditions discharged

Each discharge sealed against its condition.

  4. Built out or sold

    Milestones, valuations, transfer.

Vault Score

A verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work.

The verification score method, published

Verified History

Every event, document and owner, sealed on upload and graded by who issued it - the land records travel with the title at sale.

The founder's example: a development site held by an SPV, its economic interest represented as tokens issued by a regulated issuer; planning progress, construction milestones and valuation updates recorded in the Vault; on an eventual sale, distribution by that issuer under its own terms. Development finance would come from regulated lenders, who assess the Vault through the Vault API. "That starts to become a property capital-markets platform."

Property Vault supplies the Vault ID, Verified History, Vault Score and eligibility data; it never hosts an offer, gates holders, runs a venue, holds keys or moves money. A pointer token is a pointer to the record, never title; the statutory register wins.

Launching through regulated partners, subject to regulatory approvals. This page describes a product in development. It is not an offer or a financial promotion.

Questions

Land records: common questions

What the record holds, what it never does and where Land stands.

What land records does a Vault hold?

The natural keys - title number, INSPIRE polygon, planning references - held off-chain; the title and plan, planning decisions and conditions, land survey records, environmental and flood reports, agricultural schemes, felling licences, leases and valuations, each sealed on upload with an integrity receipt; and an event timeline from planning granted to sale. It is the same asset provenance record every class uses.

Can I find out who owns a piece of land through Property Vault?

No. HM Land Registry is the register of title; we never touch it. Property Vault reads HM Land Registry open data and seals the Owner's own land records. There is no public lookup of ownership by parcel, title number or address, and nothing is shown without a scope the Owner grants. Property Vault keeps the evidence and shows who issued it. It does not decide who owns what - the statutory register does, such as HM Land Registry for a home - and it never values an asset or judges the work.

Does a land Vault replace a solicitor's title check?

No. It gives a buyer's solicitor or a lender, under a scope the Owner grants, the planning decisions, discharges, land survey records and environmental reports that would otherwise be re-ordered. Title is confirmed from the register as it always was. Lenders read it as collateral verification beside the valuation.

Are farmland records and woodland ownership covered?

Yes. Agricultural land, grazing, orchards, vineyards, woodland and forest sit in the Land class. Rural Land Register parcels, agri-environment agreements, grazing licences, felling licences and management plans are sealed as documents, and each change of use or scheme is an event with its issuer and date. Land is designed for - register interest.

How is development land planning history recorded?

As events, each sealed against its evidence: planning granted (the decision notice and approved plans), condition discharged (each discharge against its condition), survey, construction milestone, valuation update and sale. The Vault Score is a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work.

Is the Land class live?

Land is designed for - register interest. The engine beneath it - Vault ID, Verified History, sealed documents and the Vault Score - is live in pilot for Property; see the property history report. Development finance and tokenised structures launch through regulated partners, subject to regulatory approvals.
