Property Vault Pro. Asset register software for the professionals who carry the liability.
Professional asset management for estate agents, surveyors, banks, insurers, solicitors, wealth managers, family offices, yacht brokers, car dealers, auction houses, art dealers and watch dealers: manage portfolio records of Vault IDs, issue verified events, read records under scope and give every Owner a digital asset identity they keep.
Twelve roles. One record they can all stand behind.
Every professional in the life of an asset signs something they may later have to defend. Pro - asset register software built around who issued each document - gives each of them the same sealed, graded record, and the Owner keeps it when the job is done.

Auction house provenance and dealer records issued at the point of sale.
Dealers and auction housesContext, not a business case. A record only works in the form the buyer's solicitor, the claims handler or the next dealer accepts - so Pro is built around who issued each document.
Manage portfolios of Vaults in one asset register.
Asset register software for an Organisation: one account with individual logins, a dashboard with a work queue, portfolios and tags, seats and roles with mandatory two-step sign-in, record issuing, the History tab of staff actions and analytics on how each record is used - the professional admin running in the Homes pilot today. Requests from Owners are launching.
- Dashboard. A work queue of what needs drafting, issuing, reviewing or answering across your Vaults. Live in pilot
- Organisation, seats and roles. One account for the firm; each colleague has their own login and role, with two-step sign-in mandatory for everyone who issues, reviews or administers; the History tab records who did what. Live in pilot
- Portfolios and tags. Group Vaults by branch, book or instruction with your own private tags; see what is sealed, pending or expired. Live in pilot
- Requests from Owners. An Owner asks a professional to verify an event; it lands in your queue to accept or decline. Launching
- Passkey countersignature. An engineer's registered device countersigns the events they issue, beside Property Vault's signature. Launching needs configuration
- Organisation profile. Your firm's details and issuer record, as readers see them.
- Record issuing. Create a Vault ID for an asset you act on - for homes, a UPRN or a stated reason is required - and hand it to the Owner, who keeps it.
- Analytics. Opens, revisits and downloads per record and per scope - you know who actually read the evidence.
Verified event issuing, by registered professionals.
Registered professionals write events into an Owner's Verified History by reference to a scheme membership they already hold - Gas Safe, NICEIC or NAPIT, FENSA, HETAS, RICS, CLC or SRA, and their sector equivalents. Scheme certificates are ingested by lookup or data agreement; a registered professional adds what no scheme covers.
Register by scheme
Your Organisation registers each professional against the scheme number they already hold. Becoming a registered professional.
Write the event
Extension, rewire, boiler, roof, electrical works - each stage with its own evidence requirements.
Sealed on upload
Every file is hashed and given an integrity receipt. Originals are kept; corrections are new versions.
Graded by issuer
The event carries who issued it - the grade the next professional relies on.
Issuer terms, stated up front
Writing a verified event is a professional act, so the terms come first: a liability cap per event, a professional-indemnity requirement for issuers, a dispute and correction process, and revocation when a scheme membership lapses. The terms are being finalised with the first registering partners, so event issuing is launching, not live.
Published weights, not a black box
The rules engine's weights are public. A document carries its issuer class into the record.
Owner-only evidence is capped at 65. Listed-but-unverified professionals apply ×0.8. How the verification score weights work →
Read under scope.
Nothing in a Vault is public. The Owner grants your Organisation a time-limited, role-limited scope; you read what that role needs; opens are logged. Scopes hide documents, not history.
Owner grants
The Owner chooses a role and a duration from their Vault.
Token issued
A 160-bit scope token, stored hashed, set to expire.
You read
Your seat sees the documents that role allows, the whole timeline and each integrity receipt.
Opens logged
Who opened what, when, under which scope - in your analytics now; the Owner's own view is launching.
The Vault Score you read
Each record carries a Vault Score: a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work. The weights behind it are published, so you can see why the number is what it is. Vault Score →
Scopes by role
Four scopes are live in the Homes pilot; the next follow with the workflows that need them.
Live in pilot Owner · Agent-buyer · Insurer-surveyor · Solicitor
Launching Lender-valuer · Loss-adjuster · Probate · Broker · Auction
Five workflows, built where the reader already has a budget.
Each turns a Vault into the document your sector transacts on. Four are launching; the Collateral Report for lenders is in development.
Sale-Ready Passport Launching
Estate agents · conveyancers
The works history of a home with every certificate and issuer grade attached, produced at instruction and refreshed to exchange. Launching in Yorkshire.
Agents and conveyancersClaim Evidence Report Launching
Insurers · loss adjusters
Photographs, receipts and valuations sealed before any loss, read by the claims team under scope. The evidence pre-dates the claim, and the receipt proves it.
InsurersProvenance Passport Launching
Dealers · auction houses
A verified event issued at the point of sale - condition, service, authentication - into a Vault the buyer keeps. Provenance that travels with the car, the watch or the painting.
Dealers and auction housesCollateral Report Roadmap · subject to approvals in development
Lenders · credit teams · valuers
One lender-facing report per asset - ownership, valuation, insurance, liens, title, custody and provenance - each answer linked to its sealed evidence and read under a scope the Owner grants. The lender-valuer scope (launching) gives valuers the works history and certificates. A lender portal in the Pro workspace - the Vaults shared with you, your own criteria and your Collateral Reports - is in development: see the lender portal demo (fictional example data). The lender decides; Property Vault never approves lending.

Wealth managers · family offices
The consolidated asset register for business or a family - a family office asset register as much as a firm's: every asset across the twelve classes, each with its own Vault ID and Verified History, in one Organisation-level view.

All solutionsThe Vault API. Your systems, the same asset register.
Scoped reads, registered-professional writes and webhooks on an open record schema - so a case-management, claims or dealer-management system can read and write a Vault without a person logging in.
- Scoped reads. The same role and expiry rules as the admin.
- Issuer writes. Create a Vault, draft an event, upload sealed documents, issue, correct and withdraw - from your own software, on your Organisation's Vaults only, every call recorded against your Organisation's API credentials in the audit trail.
- Webhooks. Signed, retried, with a delivery log and a replay window: an event issued, corrected or withdrawn, a document version added, a score change, a grant, a request, a report, an anchor. Identifiers only - never names, addresses or document titles.
- API & webhooks in Pro. API credentials, keys, webhook endpoints and the delivery log on one screen; secrets shown once.
- White-label record views - your brand on the record page an Owner opens - are on the roadmap and not yet launching.
What exists. What we are working towards. Nothing in between.
Your procurement team will ask. Here are the two lists they need - and no certification is claimed until it is held.
In place today Live in pilot
- Encryption in transit (TLS).
- Access control: individual professional logins and scope-gated reads.
- Documents hashed on upload with an integrity receipt; originals kept; corrections as new versions.
- Scope tokens 160-bit, stored hashed, expiring; opens logged.
- Seats and roles with mandatory two-step sign-in; the History tab of staff actions.
- Property Vault never holds keys, client money or physical goods.
Working towards Launching
- Cyber Essentials Plus - a stated target, shown the day it is held.
- A data-protection impact assessment covering address-level records, scoped sharing and the ledger design; summary to be published.
- A data-processing agreement for Organisations, ready for your procurement pack.
- Encryption at rest, launching with production hosting; off-site backups of records and documents.
- Passkey countersignature by an engineer's registered device - needs configuration.
- Integrity anchoring runs as a rehearsal on the XRPL testnet: Merkle roots of keyed commitments are written to the test network, which can be reset, and listed on the public anchor page; mainnet anchoring is on the roadmap, subject to approvals.
Entity details, ICO registration and professional-indemnity cover appear on the security page the day they exist, not before. Security →

- Owners are always free. The Owners you act for never pay to keep the Vault you issued.
- No toll on transfer. When the asset changes hands, the history goes with it.

Asset register software questions, answered.
Is Property Vault Pro asset register software or asset management software?
Both, in the sense professionals mean: an Organisation-level register of every asset you act on, each with its own Vault ID and Verified History, plus the tools to issue verified events and read records under scope. It is not investment or wealth management software; it holds no money and gives no valuation. Owners use the free app; Organisations use Pro.
Who owns the records in the register?
The Owner. Your Organisation issues a Vault ID for an asset it acts on and hands it to the Owner, who keeps it for the life of the asset - through this sale and the next. You remain the named issuer of everything you sealed, and you keep analytics on how each record is used.
What does verified event issuing mean?
A registered professional writes an event into an Owner's Verified History by reference to a scheme membership they already hold - Gas Safe, NICEIC or NAPIT, FENSA, HETAS, RICS, CLC or SRA, and sector equivalents. The document is hashed on upload and receipted; the event carries its issuer class and weight. Event issuing is launching under issuer terms.
Is there a free asset register?
Owners are always free: the Vault your Organisation issues costs the Owner nothing, now or on transfer. Pro, the asset register software for business, is priced per Organisation and agreed in writing before you commit - see Property Vault pricing.
Is the Vault Score a credit score or a rating?
No. It is a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work. Its weights are published on the Vault Score page. Records are kept as tamper-evident documents: hashed on upload, receipted, originals kept.
Give every Owner an asset identity they keep.
