Becoming a registered professional: how to issue verified events on Property Vault.

Gas Safe engineers, electricians, surveyors, structural engineers and conveyancers already hold the facts an owner's record needs. What it takes to write them into a Vault, what is checked, and what the record says about you.

A registered professional, on Property Vault, is a professional or an Organisation registered by reference to a scheme membership they already hold, and permitted to issue verified events into an owner's Verified History. Becoming one is not a new qualification. It is your existing registration, checked, plus a set of terms that say what an issued event means.

What a registered professional issues

Evidence an owner provides - a receipt, a photograph - counts, and it is labelled owner-provided. What an owner cannot do is make that evidence independent. A verified event is the same work - an extension, a rewire, a boiler, a roof - written by the professional who did it or signed it off, with the certificate attached and the professional's registration behind it.

That is why the published rules engine that runs the Homes pilot weights a registered professional's document at 0.9, beside Building Control at 1.0, a firm at 0.7 and owner-provided evidence at 0.4. An event whose listed professionals are none of them identity-verified is multiplied by 0.8. The Vault Score is a verification score - whether the documents exist, who issued them and that they are unaltered since issue; never a valuation, a credit input or a judgement of the work.

Which schemes and registers count

You register by reference to a membership you already hold. The register list covers the trades and professions whose work ends up in a home's file:

AreaSchemes and registersChecked against
Structure and buildingIStructE, ICE, CIOB, ARB, RICSThe body's public member directory or register
InstallersGas Safe, NICEIC, NAPIT, FENSA, HETASThe scheme's public register of engineers, contractors or installers
LegalSRA, CLCThe Solicitors Register; the register of licensed conveyancers
Financial firmsFCAThe Financial Services Register

Thirteen bodies. Sector equivalents are added as each asset class opens.

Checks are made by hand today, on each body's own public register, and the exact register address used is stored with the check. The FCA publishes a Register API; it is not integrated yet, so FCA checks are manual too.

How to become a registered professional, step by step

  1. Your Organisation

Your firm gets one Organisation account in Property Vault Pro, matched to its legal entity through a Companies House lookup.

  2. Terms, disclosure and indemnity

Your owner or administrator accepts the issuer terms and the disclosure and confirms professional indemnity cover. These are your firm's own acts: Property Vault cannot accept them for you.

  3. Your team

Colleagues are invited with their own logins and roles. Two-step sign-in is mandatory for everyone who issues, reviews or administers.

  4. Each professional, by scheme number

Your Organisation registers each professional against the scheme and number they already hold.

  5. The register check

The number is checked on the scheme's public register, dated, and reviewed by a second person before it counts.

  6. Issuer verification

A Property Vault platform administrator who has no connection with your Organisation verifies the issuer record, and only when every step is complete.

What the check shows, and what it does not

A reader of the record sees who issued each document and, when there is a reviewed check, which register it was checked on and when: for example "Issued by" your firm "(identity checked)", with the scheme membership "checked against the public register" on a date. The check counts only when the membership was found active and the check falls within a year of the date of the work.

It shows that the membership of the person or firm named was found active on the scheme's public register in a check made within a year of the work, and reviewed by a second person. A check made after the work shows the membership on the day of the check; where the register gives validity dates, they are recorded and must cover the date of the work. It does not judge the work, and nothing on the record says it does. If an issuer is not yet verified, or is suspended, every event it issued says so in plain words beside the event.

Issuing your first verified event

  • Write the event from a template - extension, rewire, boiler, roof, electrical works - each stage with its own evidence requirements.
  • Attach the evidence. Every file is hashed on upload and given an integrity receipt. Originals are kept; corrections are new versions.
  • Issue it. Issuing locks the event. Property Vault signs it on behalf of your Organisation, and the record reads "Signed by Property Vault on behalf of" your firm - never "signed by the professional". A passkey countersignature from the engineer's own registered device is Launching.
  • Correct or withdraw in the open. A correction needs a reason and shows as "Corrected on" a date; a withdrawal shows as a notice with its reason. Nothing is edited silently.

The owner keeps the Vault when the job is done. How issuing works in the admin is set out on the Pro page; how events and documents sit in the record, in the Verified History.

Where registered professional issuing stands today

Live in pilot In the Homes pilot, the founding issuer - Paddick Engineering, a Leeds structural engineering firm - issues for Property. Until an issuer's verification is complete, every event it issues says "issuer verification pending".

Launching The Pro issuing workflow for any registered professional: the issuer terms - a liability cap per event, a professional-indemnity requirement, a dispute and correction process, and revocation when a scheme membership lapses - are being finalised with the first registering partners, so issuing for other firms is launching. Writing events from your own software through the Vault API is launching, with early access by request.

If you hold one of the memberships above and your work ends up in an owner's file, book a demo or contact us about registering.

Questions

Registering as an issuer: the questions professionals ask.

Does Property Vault check my scheme membership?

Yes, against the scheme's own public register. The check is dated, records the register it used, and is reviewed by a second person before it counts. It shows the membership was found active on the register in a check made within a year of the work; it does not judge the work.

Is a verified event signed by me?

No. Property Vault signs each issued event on behalf of your Organisation, and the record says so: "Signed by Property Vault on behalf of" your Organisation. A passkey countersignature from the engineer's own registered device is launching.

What happens if my membership lapses?

A check counts only when it found the membership active, was made within a year of the work, before or after it, and the membership is not recorded as lapsed. The issuer terms provide for revocation when a scheme membership lapses, and a suspended issuer's events say so on the record. Events already issued are never edited silently: corrections and withdrawals are new, visible versions with a reason.

Can I issue for vehicles or watches?

Not yet. Issuing is in the Homes pilot for Property today. Watches and jewellery are next, then Vehicles, each launching with the partners who register them.

Your registration, checked. Your work, on the record the owner keeps.
